Sau một thời gian, khách hàng có thể tiếp tục giữ nhà, hoặc nhận lại một khoản giá trị được tính theo tỷ lệ cao hơn so với lượng vàng ban đầu.

Nghe qua thì rất hấp dẫn.

Người Việt Nam có hai “tình yêu lớn”: vàng và đất.

Vàng để phòng thân.

Đất để tích sản.

Nhà để ở, nhưng nhiều khi cũng để giữ của.

Nay một sản phẩm kết hợp cả vàng và bất động sản, lại thêm cam kết tương lai, thì đương nhiên đánh trúng tâm lý rất sâu của người dân.

Nhưng chính vì hấp dẫn nên càng phải nhìn kỹ.

Nếu người dân bán vàng cho một doanh nghiệp vàng bạc được phép kinh doanh, nhận tiền Việt Nam qua tài khoản ngân hàng, rồi dùng tiền đó mua nhà, thì về hình thức không có gì quá đặc biệt. Đó là quyền tài sản hợp pháp của người dân.

Vàng trở thành cơ sở cho một nghĩa vụ tài chính trong tương lai.

Nói dễ hiểu: đây không còn là một chương trình bán nhà bình thường. Nó đã mang dáng dấp của một sản phẩm tài chính lai giữa vàng – bất động sản – cam kết mua lại – bảo toàn giá trị.

Mà ở Việt Nam, vàng là lĩnh vực rất nhạy cảm.

Nếu giá vàng tăng mạnh, doanh nghiệp có đủ nguồn lực để trả không?

Có cơ chế ký quỹ, bảo lãnh, dự phòng rủi ro không?

Khách hàng có được công bố đầy đủ rủi ro không?

Cơ quan nào cấp phép và giám sát loại sản phẩm tài chính này?

Nếu không trả lời rõ những câu hỏi đó, người mua rất dễ tưởng mình đang tham gia một chương trình “chỉ có lợi”. Nhưng thực chất, họ có thể đang bước vào một sản phẩm tài chính phức tạp mà rủi ro chưa được nói hết.

Vấn đề thứ hai là tác động đến thị trường nhà ở.

Việt Nam đang rất thiếu nhà ở vừa túi tiền, nhà ở xã hội, nhà cho thuê dài hạn, nhà cho người trẻ, công nhân, viên chức, người thu nhập trung bình.

Trong khi đó, nếu vàng trong dân lại được kéo mạnh vào bất động sản thương mại, căn hộ cao cấp, biệt thự, nhà đầu tư, thì nó không giải quyết được bài toán nhà ở cho số đông.

Nó chỉ tạo thêm một lớp cầu đầu cơ.

Người có vàng thì có thêm kênh tích sản.

Người chưa có nhà thì càng xa giấc mơ mua nhà.

Giá nhà vốn đã cao lại có thêm lý do để neo cao.

Nhà đáng lẽ là nơi để sống. Nhưng nếu gắn với vàng, cam kết lợi tức và bảo toàn giá trị, nhà rất dễ trở thành một sản phẩm đầu tư tài chính.

Khi đó, thông điệp “nhà là để ở” sẽ bị thị trường biến thành “nhà là để giữ vàng”.
